Rollin Street Information Session

Sunday I attended the informational session for the Rollin Street flats along with two other people. They start you off with a 7 minute inspirational/aspirational video about neighborhoods and an overview of the South Lake Union neighborhood. Then they take you to their model of downtown Seattle and show you what’s been built and what’s going to be built. Next we went to a small conference and received a handout:

Building

  • Floors 2-11 are residential
  • 3 levels of parking
  • Storage spaces for each unit
  • Pet friendly building
  • 20,605 sq ft of retail space (targeting a destination retailer and a restaurant)
  • Architect: Ankron Moison (responsible for much of the Pearl District)
  • Construction: Howard S Wright (built the Space Needle)
  • Developer: Vulcan

Green

  • Going for LEED certification
  • Central gas fired hot water (no cold showers!)
  • Commercial quaity energy efficient windows
  • Water efficient fixtures
  • Low VOC materials and finishes
  • Energy efficient appliances and lighting
  • Recycling during construction
  • Drought resistant planting

Amenities

  • 2 roof decks w/outdoor kitchen and grills
  • Community room
  • Guest suite
  • 3 elevators
  • Wine storage

  • Polished concrete ceillings
  • Exposed ventilation stack
  • East units will have big opening windows since they won’t have decks. Note that the glass starts at 24″ (not floor to ceiling like the west units)

Interiors

  • Floor to ceiling glass
  • German cabinetry
  • Bosch appliances
  • 4 options for kitchen, 4 options for bath, 4 flooring options

Upgrades

  • Thermador appliances
  • Counter slabs and backsplahes
  • Islands (looking at fixed and/or movable ones)

  • Technology pack (undetermined what this is)

More misc

  • Break ground in the fall.
  • Finish date around Oct-Nov 2008
  • Guest parking is on the street (not currently metered)
  • Investor mix w/cap (undetermined what the percentage is)
  • Final pricing ranges late Aug/Sep
  • Exact pricing when you come in to make your home selection
  • To put a grill on your balconey you need a sprinkler. TBD whether there are sprinklers on the balconey.

Notes on 2200

  • Project is on track (no delays)
  • HOA is $0.50 sq ft
  • Sold out 80% in first 2 months
  • Sold last unit 4 months ago
  • Largest units sold last

Conclusion

I’m pretty disappointed. I wanted a west facing unit but with prices starting in the mid-$500s I’m going to have to pass and consider either Veer or Enso. Though I will submit a lottery card to be on the safe side.

    How can u disappoint with these kind of infrastructures.. i love this so much and they have given a great views and the pictures are looking great.. i can imagine the building view through this..

  • They showed the views, and they're also available on rollinstreet.com, and the east views are definitely not views and make that side of the building quite undesirable.

    I agree. Prices are very high considering how undeveloped SLU is and still will be in two years.

    any idea how close to the other building the eastern facing units are going to be? there will be no views on that side due to it being close to the other building as well as the steep hill on denny right there.

    prices seem quite high for this building.
