Run to Redfin

Ardell at Rain City Guide says, Everyone Run to Redfin!:

When you write in your agent, or meet your agent there, the agent gets 3%, but according to the sales office, and I do not know why not, they are not allowing the buyer to take the 3%. So sign in your mother, brother or sister with a license…or me or Redfin, to take advantage of the cashback feature. Hopefully they will permit the buyer to take the 3% at some point without doing it this way. But in the meantime, don’t lose out on the benefit.


Basically what I believe Ardell is saying that if you use Redfin or an agent flexible on comission then you if you don’t work with the onsite team but instead have your own representation you can negeotiate to get up to 3% of the purchase price back. This would certainly be a great deal and go a long ways to helping out with your initial down payment. I’ll ask Redfin about this and see what their take on new construction is since it rarely shows up in the MLS.

    Hi Matt,

    One minor correction, the consumer does not give up working “with the on site team” and the “on site team” makes the same whether you have an agent or not. So the buyer does not give up anything, and in fact can get more by having an agent in this scenario.

    Some builders will give the buyer something extra if they don’t have an agent, but his particular case would not. Also the finishes are pretty much standard and carved in stone, so it’s hard to build in upgrades to compensate for the “not having your own agent”, so you might as well have one.

    But it may be moot at this point as 30% of them sold this weekend, and those were likely the best ones I was telling everyone to go and get.

    Ardell should’ve named the article “run to me!” instead of “run to redfin”, since that’s really what she was saying :)

    Actually, none of them ran to me…so if that is what I was saying, I should have said it more clearly :-)

    What I was really saying is those condos are GR8 and everyone did run as 50% sold in 7 days.
