Who exactly buys these damn things? $500k for a loft? That much for a two bedroom apartment not including HOA dues and parking? You have to deal with homeless people, vagrants, panhandlers, downtown traffic and your friends have nowhere to park when they visit. I just don't get who has the money to pay $500-$1M for these and what exact value they see in them.

Hi Matt, great post. We linked on our blog. We agree, price is a must-have in web, ads, SEM. Why waste valuable marketing dollars with unqualified buyers?

Makes absolutely no sense on their side to put prices out there.

It's akin to driving a car you don't think you can afford at the dealership. You give it a try, like it, and do everything you can to afford it.

The same can be said about getting people into the sales office. They just want you to get in there. If they put prices out, and it looks too high, you're not going to bother coming in.

Bottom line...today you need to deliever as much information and current content as possible. Yes that means everything...prices, photos, tours, addresses, everything...put it out there...buyers are going to find the details elsewhere!

[...] Matt at Urbnlivn.com commented about new condo construction marketing, that the developers are off the mark and aren’t really listening to the buying public. Yes, marketing is often seen as speaking to people, but for these projects to be successful they’re going to have to listen to people and for the most part none of the projects here in Seattle listen to people. And while they talk, they’re not talking about what we want to hear. [...]

Amen!!!

The lack of pricing information is the most frustrating to me. An updated price sheet would be ideal, but at the VERY least give me a price range of each type of unit (studio, 1 bed, etc) so I don't waste time if it's out of my price range.
