Today I went and visited Brix, and no I wasn’t one of the people camped out in lawn chairs at 8am (I was off sailing today).
Here are some misc notes:
- Architect is Mithun
- The 10th building is wood frame construction
- The Broadway building is steel stud construction
- The floor IS NOT concrete slab which I found surprising
- Only the 2 story townhomes/lofts get exposed beam ceilings
- Only 2 finish packages available
- The upgrade list is coming but will have items like: hardwood throughout, range hood, rain showerheads, W/D upgrade to Whirlpool
- HOA’s are going to be less than $0.50/square foot
- Amenities: Big lobby, roof top deck
- The ceiling for the flats on the Broadway side are 8′8″
- They are not marketing views from any units because any views that there might be will likely go away when the other side of the street is developed
- Though they are marketing the neighborhood
- They’ve signed on a local coffee shop as a tenant and are looking for more tenants. They will not be signing a nightclub
- There’s 1 parking spot per unit. An extra spot is going to be $20-25k
- Units comes with storage
- The kitchens have movable islands or carts
My impressions: I don’t like the faucet line they’re using (the latest from Delta), I don’t like their engineered hardwoods, I don’t like a lot of their cabinetry and I don’t like how far north this project is on Broadway. I also don’t like that they don’t have any west facing lofts. But I do like their larger open one bedroom floor plans. While initally I thought I’d be excited about this project I’m going to give it a pass.

Did they mention anything about prices? Looks like their prices won’t be finalized until the week of the 16th?
Wanted to go today just to take a look at the floor plans and get an idea of prices, but had too much on the to-do list. Could you tell if many people were actually signed up to reserve units?

Hey Tom, if you look at this photo, http://static.zooomr.com/images/257152_c130c2436e_b.jpg. You can see red magnets placed on all the units that have been reserved. I bet the conversion rate is around 50%.

Sorry, I missed that last pic in your post. That’s pretty impressive how quick the units went, being the first day of release. Looks like there’s a decent chance they all might get reserved before the public offering.
