MLS Watch: Increase at Olive 8, Decrease at 5th and Madison

Huge price increase at Olive 8:

737 Olive Way #2800 - $200,000 price increase to $1,325,000 (someone must have typed that in wrong!) - 1,538 sq ft - $862 sq/ft

5th and Madison unit drops in price A SECOND TIME. And wow, $504 sq/ft is actually a good deal!

909 5th Ave #702 - $15,000 price reduction to $490,000 (I believe it originally hit the market at $515,000) - 973 sq ft - $504 sq/ft. Here’s the floor plan [PDF]

Double listing of a 2200 unit:

2200 Westlake Ave #403 - $495,000 - 732 sq ft - $676 sq/ft. This is the same as MLS #26192777. Same agent too.

    No one typed in that price wrong, 1.325 seems about right. Unit #2200 is going for 1.125. Makes sense #2800 is going for 200k more with the higher floor and less obstruction of the building next door.

    5th and Madison is a HOT project. It’s shocking that no one gets that. floor to ceiling windows, concrete and steel, 10′6″ ceilings are standard, killer finishes, 3 blocks to Westlake. Plus it’s a LEED certified project.

    This is the best value in the city, hands down.

    Maxton, I totally agree. If it was just a little bit closer to Capitol Hill I’d buy there in a second.

    They may start selling quicker as this building progresses and people can more easily tour the actual building.

    4 out of 6 floorplans are corner units. 30-40ft. of floor to ceiling windows on every floorplan. Six units per floor. Unexpected views due to the buildings position on the lot. 5 out of 6 floorplans have views of the library, plus nice views of downtown (WA Mutual building). The building will be 3 blocks from a grocery store on First Hill. 3 blocks from light rail direct to airport (2009).

    Moving the building a little would be ideal, but if they moved closer to Westlake Center they’d be in WLCenter, and I probably couldn’t consider a unit there due to $$…. It is tough viewing other units in other projects at same price once you’ve looked at this one…
