I ask again, is anyone living at 2200?

I kidded before, but there are now 12 units from 2200 on the market and 4 being rented on Craigslist.

Does anyone have a price sheet or average price per square foot for 2200? Does anyone know if all the units at 2200 have closed or can we expect more to hit either the market or Craigslist?

    Out of 261 units, is 12 available units a large amount to be on the market? This is my first experience with presale condo units, so I’m unsure what the norm is…

    And to your question Matt, not all units have closed. People are moving in as we speak. The last tower (Arte) just started having their residents in the lower floors move in this past week.

    think that 20% went to investors. another 5% went to people who changed their plans. If they’ve closed 100 units, then 12 units is actually quite low.

    I expect to see a lot more than 12.

    Yeah, I have no sense of how many units have closed so it’s hard to judge if the flip rate is high or low.

    just an update for the 2200.

    Last time I checked…a couple days ago…there were 20 units for sale per Urbanlivingseattle.com.

    Craigslist had 20 listed for rent also.

    The most recent sale listing stated that the condo would be ready at the end of February.

    when you do the math on the rentals…the landlord is slowly bleeding himself to death unless there is more double digit inflation which I find highly unlikely.

    2200 update.

    of the 20 units listed above…yes…I am lurker…4 are gone (not known if sold, rented at a loss or taken off the market..I never saw STI in the listing). 4 new units arrived since the last update leaving the total unchanged at 20 currently for sale.

    5 of the units have dropped their prices although the drops were so minor that I wouldn’t consider them a drop. 5-10k range for the drops.

    17 units also for rent still.

    More high end units are coming up for rent in the area that will compete with these 2200 rentals. Concord has 3 available Bellora has 1 Cristalla has 1 and people are already trying to pre-lease their Cosmopolitan condominiums.

    When all the other condos with the same granite counters and stainless steel appliances that everybody loves so much are soon completed…I wonder what will happen.
