2200 Westlake, Braeburn, Gallery, Madison Tower, NoMa, Olive 8, The Press, Trio

Wow, this is the longest MLS Watch yet. I guess the realtors are assuming everyone is back from vacation and it’s time to get the units moving.

Noma

19 units at Noma came online. They now have 22 listings on the MLS range in price from $222,950 to $539,950 which if my other information is correct means that all their listings are now listed on the MLS. Also, I imagine they’re a little frustrated watching Canal’s success.

Trio

Likewise 4 units from Trio came online. Trio is unarguably Seatte’s biggest failure with only 28 units sold of 113 in over a year. Glad to see they’re coming to their senses and making their units more accessible to all the users of the MLS.

Gallery

One new unit, 2911 2nd Ave #903 – 2 beds / 2 bath – 1,215 sq ft, $679 sq/ft.

Hotel 1000 / Madison Tower

One new unit, 1000 1st Ave #1504 – $685,000 – 1 beds / 1.5 bath – 877 sq ft – $781 sq/ft.

Braeburn

One unit, don’t know if it’s a re-sale or not since I thought these closed awhile ago, 1400 E Pine St #W210 – $259m950 – 0 beds / 1 bath – 561 sq ft – $463 sq/ft

Oh, price drop at 2200, 900 Lenora St #W-309 is now $519,000.

Olive 8

Hope you weren’t waiting for a unit at Olive 8 because they have just had a huge round of price increases. Though their increases don’t seem very logical. They’re all in the $30-$50k range regardless of the listing price.

#3802 – $50,000 inrease to $1,750,000

#3804 – $45,000 increase to $740,000

#3809 – $20,000 increase to $670,000

#2500 – $35,000 increase to $1,260,000

#2200 – $45,000 increase to $1,170,000

#2800 – $35,000 increase to $1,360,000

#2605 – $45,000 increase to $995,000

#3605 – $30,000 increase to $1,230,000

#3700 – $40,000 increase to $2,835,000

#3608 – $50,000 increase to $920,000

Press

9 units from Press 2 were listed. Press 2 is the newer of the Press buildings and has never been occupied.
