		<description>the unit #604 was on the market last December, and it was listed at $350k btw.  Wait for that to come back on the market (no taker at that time, owner delisted and was going to wait till market is hot).

the #04 units are not facing Pike, so you don&#039;t get much street noise.  You do not get a view though (well you can see the needle through the corner window in the bedroom).  But I think all in all it&#039;s a nice building.</description>

		<description>My buddy lived one floor down and sold about six months ago.  Very pleasant unit that he upgraded a lot.  Windows did a nice job of sound  insulation, but any time you opened a window or balcony door for a breeze, the ambient street noise was quite unpleasant.  Also a fair amount of crime with the heroin-sheik Mini-Mart across the street.</description>

You&#039;d be luck to get more than 5 people up there.  Most of the roof top belong to the 2-story penthouses.  There is a bar (the Eagle) right across the street on Pike. I&#039;ve spoken to a few owners on the Pike side who&#039;ve mentioned it can be noisy on the weekends.</description>

The street traffic is heavy, and visitor parking is scarce, but the buses run electric and it&#039;s a short walk up to coffee/groceries/fun and down to offices. The building appears to be in good shape; they have a cool rooftop garden and I like the unit&#039;s fireplace and big windows. Isn&#039;t there a rehab/halfway home across Minor? Not to put it down--the residents are always chilling on the steps. They seem laid back and I bet they keep eyes and ears on the block.

With a couple of exceptions, street level retail seems to have high turnover in that area. I think liquidation sales and vacant storefronts bring down the appeal of a mixed-use building. The foot traffic seems more interested in commuting than shopping. A coffee house just opened across the street (it looked crowded--Bauhaus II?) and that could help to anchor and stabilize future street level retail.

I wonder how long until we see some development in that parking lot to the East.</description>
