MLS Watch: A few cool new units, reductions, etc.

Merrill Place
The listing that really caught my eye this week is 97 S Jackson St #402. It just hit the market and looks to be a very nice 1,354 square foot, two bedroom corner unit loft downtown. At $428/square foot it is pretty reasonably priced at $579,000. Check out the photos!

Seaboard

Another neat unit hit the market this week, 1500 4th Ave #805. For $365,000 you get 710 square feet on the 8th floor in a converted 1910 landmark building. Taxes are only $180/year! Read more about it from Andy in the forums.

Market Place North
For the big spender there is 2021 1st Ave #A4. Only $1,250,000 for 1,341 square feet. I like the view but the interior is a little over the top.

One Pacific Tower

If Market Place North stretches your budget too much check out the views at 2000 1st Ave #1001. At $899,000 it’s $100,000 less than the owner paid in 1999 which strikes me as a little bit odd. It also needs to be staged…

900 Lenora St #W-309: $30k reduction to $489,000. This listing needs some photos. Have I mentioned that before?

220 Westlake Ave #S503: $10k reduction to $549,990.

There were also some more new listings, check out all 28.

Cheap condo alert

7 Harrison St #10 for $165,000 in Queen Anne.

1136 13th Ave #204 for $199,000 on Capitol Hill.

Cosmo closings

Cosmo closing are definitely in full swing since the flippers are beginning to hit the market. Search all 4 units. There was even a price reduction on $20k on #1905 to $539,000 even though it’s only been on the market 3 days.

Denny Way Conversion

1818 E Denny Way is a conversion project built in 1989 with 9 listings that just hit the market all around $400k. Buyers bonus available.

Meritage

Let the re-selling begin. #401 is the first to hit the market at $374,950. Originally sold for $315,000.

Pike Lofts

Another reduction on #504, this time $10k to $400,000.

Portage Bay

Living on the water just got more expensive, 2524 Boyer Ave E #436: $30k increase to $449,950

    Why is it that the 2 black colored listings at the bottom of the group of 28 show up in this search? They both look to be at the north end of Belltown…

    Matt…could you please give us some more accurate figures.

    The six units that you have listed for the “Cosmopolitan” also include a double listing for one of the penthouses at the “Meridian”

    Oh…and if you look on CL you’ll see that there are more than just what you have listed.

    Dan, it’s an artifact of the algorithm Redfin uses to include unmapped listings in search results (the black colored icon means we don’t have an address for it but know the general area).

    EconE, sorry, I corrected the post to say 4. Why they are included is the same explanation I gave Dan. Also, unfortunately, it takes me about an hour to write these MLS watch posts and I don’t have time to also do a Craigslist watch. If someone wants to write one I’d be happy to have you post it here.

    Pike Loft 504 went pending at $400k…
    sigh, I should’ve bought 604 when it was for sale at 350k last Dec :P

    #611 is available for $400k (it just had a price drop too.) It needs a paint job though :).
