MLS Watch: 3 unique units, one odd building

Here is what caught my eye today (plus there was a few more units at 2200 that came online but I’m getting tired of blogging about them.) If anything catches your eye feel free to post it in the forums (I tend to focus too much on Capitol Hill, South Lake Union, Belltown and Pioneer Square, I’m sure there are other gems further afield.)

1014 E Roy

If you’re looking for old world charm check out 1014 E Roy #27. 1,015 square feet, 2 beds, 1 bath, Sub Zero, etc. $474,950.

81 Vine

#406 at 81 Vine just came on the market at $449,950. It’s unclear how many square feet it is and unfortunately there is only one photo available.

The Crawford

Units at this building (1609 Summit) rarely come on the market. After all there are only 9 of them but #101 just did. Of course, I think ‘1st floor penthouse unit’ is an oxymoron. But at $455/sq ft this 1,155 unit in the heart of the Pine-Pike corridor is tempting at $525,950. It even has a hot tub!

Vertigo

Vertigo, Seattle’s ugliest condo, just listed 7 units. Have they sold any unit? I ask because every time I walk by the entire building is dark.

    Some people are turned off by the “old world charm”…I myself am a modern minimalist. However…when converted correctly and updated appropriately they can take on the modernist appeal fairly well. One thing is for sure…the old buildings used old growth wood for much of the building and the walls are usually thicker also.

    The main downside I find however is the lack of parking in the buildings.

    Vertigo…agreed…not very attractive and have done a mass dump on the MLS in the last two days.

    Didn’t check out the 1’st floor penthouse only because 1st floor places don’t interest me.

    I’ll have to wait for more pictures on the vine building but I think it is a relist that is in the “modern” addition on top.

    81 Vine #406 is 694 sq. ft. I showed it to my client two years ago. They liked the unit but it doesn’t come with parking :( Check out the previous pictures. The top 2 levels is a build on to the existing structure. Very cool building.

    1014 Roy has been on the market for ages. The $475K is a $10k reduction. It will be interesting to see if it sells at the new price. It is an Anhalt building, which provides some cachet, but the lack of parking is a major problem in that part of Capitol Hill

    Ha! I know that Vertigo unit well- and the hot tub kicks ass.. it also has a fully secured/fenced yard patio. That is one of the coolest condos I have ever ummmmm… stayed in for an extended period of time:)

    I think I saw one vertigo unit went pending yesterday… but yeah I agree… EWWWW :S

    I think they should play the u2 song constantly in the lobby. This is the jump the shark of conversions.
