Every day there is another reduction.

910 Lenora St #S906 was reduced $15,000 to $529,950.

900 Lenora St #W408 was reduced $1,000 to $385,500 (tip to Lyn Tully: add photos to your listing!).

2200 Westlake Ave #S503 was reduced $5,000 to $544,900. Plus they’re throwing in a 42″ flat screen TV (plasma or LCD?)

910 Lenora St #S703 was reduced $15,000 to $564,900.

For those keeping score at home we are up to 34 active MLS listings for 2200 (plus whatever is for rent/sale on Craigslist.)

The coolest new listing is 900 Lenora St #W101. Apparently it is 1 of 2 lofts in the complex and at $589/sqft it is cheaper than most Trace Lofts.

Sales must be going well or something because there were two $10,000 price increases. One for #413 and one for #204.

Cosmo

Up to 9 active listings starting at $540/square foot. And already one price reduction; a whooping $14,050 on #1905.

Madison Tower

What’s going on at Madison?

First we have a new listing, #2400 at $5,250,000.

$30,000 reduction at #1604.

$100,000 increases at 2001 and 2101.

One Pacific Tower

Another nice unit from One Pacific Tower (built 1994) came on the market, 2000 1st #1702. Only $2,395,000.

Press Condos on Capitol Hill seem to be mixing things up this week. They’re switching from their first photo from a photo of just the front of the building to several different shots.

Reductions: #212 fell $7,000 to $264,950, #224 fell $7,000 to $215,950, #412 feel $7,000 to $274,950, #529 fell $6,000 to $215,950

Increases: #204 increased $10,000 to $446,950

Seaboard

Unit #805 from Seaboard last week went subject to inspection but #700 just went from subject to inspection back to active. What happened? It’s listed at $395,000 for 863 square feet, or $458/sq ft.

    Took a look at Cosmo 1905 and some other units today. Even with that price drop it’s still way overpriced.

    It seems strange that there’s carpet in the main living area. I thought the prevailing trend is to do hardwoods in all the living spaces (at least in luxury buildings)?

    $710/sq ft? Yikes!

    Do you think this would sell at $675/sq ft?

    Two doors down, 1907, is listed at $540K ($659/sf)…80sf bigger and a SW corner unit. 1609, W facing, slightly smaller (719sf) but has much better layout with angled windows providing some S & N views…$430K ($498/sf). Granted, 1905-07 are all S facing, but it’s not worth $100K (to me, anyway). 2200 has considerably better amenities, though Cosmo’s rooftop deck has amazing views. $675/sf might be do-able, but there’s going to be a lot more resales coming on the market.

    Matt…I just did a Realtor.com search for all of the Los Angeles area westside to downtown…pretty much includes all of the prime areas…Santa Monica, Malibu, Wilshire Corridor….the works.

    I also did a search up there on my fave site…you know the one…I included Seattle, Kirkland and Bellevue.

    Anyhow…my parameters were 2,000,000+

    We had 71 down here…you guys had 36 on ULS(although Realtor.com only showed 16…go figure). Probably more humanoids in our area here…but anyhow.

    You guys win.

    You have surpassed us in $ per sf. for many of your condos. A little over 2M will get Malibu beachfront. The newest uber high end new construction hi-rise in Westwood is under $1000/sf. Sierra Towers on Doheney will cost you but it is pretty much a celeb building…still…probably not as much as some people think they are going to get up there in Seattle and the Decks on the building are huuuuuuuge.

    Also…They have been pumping quite a few of the condos in downtown.

    You might want to check this out to see how they are doing.

    Cosmo 1907 SW corner unit has an awful floorplan. At 810 sf, it feels a lot smaller than the other units. 1609 430K price is quite attractive. That unit will probably get sold pretty quickly. I agree, rooftop is definitely nice. More condos should have rooftop.

    Nate – you’re right, 1907 has a useless, cramped floor plan. It’s a wonder if a queen-sized bed will actually fit in the bedroom.

    EconE – Windermere does not upload properties to R.com through the NWMLS, though individual Windermere can. Also, starting in April or so, the NWMLS will pull it’s feed completely from R.com.

    oh, and everything facing west is bound to get their views destroyed when a building goes up in the parking directly next to it. the building will be within 40 feet.

    Yeah, the 8th & Virginia tower received approval – 36 story office bldg. And, directly South is a 14-story office bldg that’s under construction. The NW views will be blocked by the 32-story 7th & Westlake.

    I think that the north views of Lake Union will eventually be killed. If I understand correctly…Paul Allen owns a healthy chunk of the SLU land. I could see him popping up a high rise behind 2200 of equal height to the cosmo so that the top floors of his building would have Lake Views. I doubt he cares too much about saving any other buildings views.

    I’m afraid that the Cosmo will end up as a bland urban skyscraper with it’s occupants left sadly staring at the neighboring behemoths quietly reminiscing about the view that they used to have.

    But at least they can swap out the carpets in the living areas to a nice exotic wood floor…they are pretty to look at and then they might not feel so bad about their lost view.

    Isn’t that a given with downtown condos? No views are protected. Look at Olive8. Some of the units are right behind the Quest building and yet they are all sold out. Your space needle/sound view will turn into a city view.
