#201 is SOLD

Yesterday a reader tipped me off that #201 might be unreserved, I hurriedly e-mailed Trace. Now even though I stayed up late last night I woke up early this morning to check my e-mail. No e-mails. I checked repeatedly this morning while trying to sleep and finally decided to give the Trace Lofts sales team a call around noon. With my phone in hand ready to dial I received a call that #201 was available. I didn’t walk through it Thursday so I couldn’t be 100% sure I wanted it so I rushed over for a walk through. It’s view is almost comparable to #301 except #301 has a view over top the building to the south so it will have a Rainer view. But whatever, #201 is pretty damn good and a steal at $523/square foot, features a better ceiling than #301 and I won’t have anyone below me. Whoever canceled their reservation, you’re crazy, but I love you!
I’m so excited! #201 is going to rock. Views of downtown and Ferraris! (The power lines in the photo are going to be buried.)

It’s got tons of windows and faces south west.


I love the ceiling detail.

They have to drywall over the brick but I’ll rip it off around the windows and expose it and put a nice window sill in.

Sure the bedroom barely fits a queen size bed and I’ll only be able to fit a third of my wardrobe in the really small closet, but check out the bedroom door which is an original quilted elevator door.

Only four more months to go and you’ll all be invited to the big house warming bash.

This is certainly a unique floorplan in the Seattle area for how large the living space is — granted you pay for it in bedroom and closet space but… that living space is larger than anything I’ve seen in woodframe 2/3 bdr plans!
or does it merely look large because of the angles?

201 has all that character you are looking for! the ceiling detail and elevator door are amazing. i can’t wait to see the finished space, with all your dwr / modernist furnishings and custom artwork :)

What a lovely building! Be sure to keep an eye on the installation of the exact types of sound-deadening windows they are promising you. I lived a block north on 12th from Trace, and learned that the aid cars and fire trucks dispatched from the 13th & Pike station all use 12th as their main route south. If the stoplight at 12th & Madison is against them they slow or stop, airhorns supplementing their sirens, maing sure traffic has halted before they proceed. That is right in front of your unit. I remember lots of dispatches at and beyond bar closing time, especially on summer weekends when I’d have my windows wide open for cooling. Thanks for all you do for wary buyers out here - can’t wait to read your experience birddogging the buildout on Trace.

Read your condo docs carefully. In many condos, you only own the finished surfaces. IOW, the paint, and your side of the paint… not the dry wall, not the interior walls, etc. Drywall = fire proofing.

I just started on this blog. One thing to note about the Trace. First CH Holderby has to sell his building to Vulcan so they could build Allentown and his building will become Rollin Street Station. Then Holderby buys the Belkin building and sells it a few years later to the Trace developers. Holderby relocates his business on First Hill. Just a little example of some good strategic moves by some very local family business guys. Good for him- here when I was in his building on it’s last day of business about 6 months ago, I felt sorry for him, having to sell out to Vulcan!
