#8 just came on the market. 1,175 square feet for $550,000.

While Fini was going crazy Gallery was whacking prices. #605 was reduced $14,300 to $295,000. #411 was reduced $1,900 to $287,900. #120 was reduced $16,400 to $670,500. That firehouse unit has been on the market before, at a higher price. It was just relisted.

I actually received a mailing, postage-paid in bulk form, for Cosmo penthouses this weekend. Do they really think they can drum up buyers for units “starting at $950,000″ with blanket junk mailing flyers? And trust me, I don’t live in a particularly affluent neighborhood…

both same floorplan, 130k price difference. not even in the same ballpark
2707 sold for 740k originally

2 days later…Cosmo up to 66 per Redfin.

I just visited a friend at the Cosmo yesterday. The electronic phone/buzzer system had a glitch and I had to call my friend on the cell phone to come down. A ‘concierge’ was at the desk but ignored my knocking since he had a couple of ?potential condo buyers at his desk. My friend has a corner unit that has some interesting 45 degree angles, which unfortunately result in a lot of wasted space.
I wasn’t impressed. Her south-faciing unit will be noisy and lose its view next year as a 16 story office tower is built.

I popped into the Veer sales center saturday afternoon. There was plenty of parking and I counted more cars in the lot than there were people in the showroom. The entire SLU neighborhood was eerily void of people, which surprised me since the weather was warm and mild.
