MLS Watch: More inventory but less interesting listings

There’s all this talk of increasing inventory but there have been far fewer interesting listings in the past few months making MLS watch even harder. Here’s what I’ve seen of interest as of late. If you have anything to add let me know.

2200 vs. Cosmo

36 vs. 60

19th Ave Lofts

1812 19th Ave #110. $415,000 for 819 square feet ($507/sq ft.)

22 West Lee

#202 just increased $40,000 to $800,000.

Gallery

Gallery has bumped a number of their unit prices by all of $1000.

The Meridian

1420 Terry #903. $350,000 for 615 square feet ($569/sq ft.)

Monique Lofts

#307 & #308 went on the market as a pair for $649,000 33 days ago and then 7 days ago #308 was listed on its own. Strange!

Parc on Summit

This person wants out of 1614 Summit Ave #504:

Hurry, Price Reduced for IMMEDIATE sale! All new staging furniture included! No tricky pictures, this unit is even nicer in person! Priced below many 1 bedroom units!

Vertigo

They have been dropping prices at the Vertigo for their 12 MLS listed units.

    The sneaky devils aren't giving the unit number, so no old price data and at $507/sq ft it's not cheap. But check out the pics...love the ceiling in the living room.

    The monique thing isn't that strange. If the combined unit wasn't moving, a split makes moving at least one of them easier.
