Selling #504 @ the ‘Taj: Listed! Open house?

Finally after months of procrastination on my party and frequent reminders from friends and co-workers my place is on Redfin: 124 Bellevue Ave E #504.

(We’re switching to primary photo to be the Space Needle one.)

Also, should I have an open house?Consensus around here is that open houses don’t actually sell houses so I’m not planning on holding one.

    Hmm, does buying a Goyer pad carry extra perks or extra burdens? I mean, unit 504 is probably the most chronicled unit in the City. Such travails you must face as a condo-consumer activist! But at least you shouldn’t have any problems with the seller’s disclosure obligations.

    In any event, best of success in making a painless sale and relocating to Trace. But, remember, if you do encounter some agita in the process, we definitely will want to read all about it!

    Where are the comps in the $520/sq ft range? Weren’t most of the recent sales in the $480 range? I don’t follow this neighborhood that closely so I may be out of touch, but $520 seems high.

    LOL! How about price? At the current asking price, given the current real estate climate, I’d say it will be on the market for the next 2.5 years. How do I get into the pot?

    I asked for input on the listing price and no one responded… Recommendations still appreciated.

    I saw a response for your listing price thread…looks like you took the advice also. I’m just an impartial observer as you know what happened when your buddy tried to get “help” selling his 2BR.

    Hey Matt,
    If you want help with the price, maybe you should take to a full service broker. It can be dangerous not to be confident about price before placing it on the market. Don’t you have Refin folks that know the market?

    Hi Brett,

    At Redfin we have a very comprehensive listing service. The only difference is that the customer has to run their own open houses and do their own showings for customers without buyers agents. So far I haven’t required either of those services; I’m not doing open houses since no one (Redfin or otherwise) has proved to me they are beneficial for the customer and I haven’t had to do any showings yet.

    I definitely consulted with my agent at Redfin, who has been involved in well over a 100 transactions, as well as several others over lunch, etc., on all aspects of my transaction as I’m sure many of our clients do (specifically, photos, staging, timing and price.)

    In fact, my agent rolls her eyes whenever I post a question here because she’s worried that people will perceive that Redfin isn’t fully supporting me. If anything as a product manager at Redfin I think the perception would be that I likely get more support but I think I’m high maintenance in some areas and low in others.

    I also feel that part of the fun of Urbnlivn is inviting the community to watch and participate as I go through my condo buying and selling experiences as a consumer; I’ve learned that often the community is more knowledgeable than the so called ‘experts’. Sadly, the community here hasn’t been as vocal as I thought they’d be about my sale. I understand some don’t want to comment publicly in which case please send me a private email. And of course it goes without saying that there are a number of aspects of this transaction I would like to blog about but would put me as a seller at a disadvantage as well as a product manager who is working to build a kickass nation wide online real estate brokerage.
