Walk through advice?

Trevor writes in asking:

I was thinking it would be very useful if you could post any information on “top things to look for during a condo walk-through.”

Also, listing the pros/cons of bringing an inspector to a new-construction condo walk-through would be helpful.

I’m not really the best person to ask so I’d throw this back to all the readers. I do know you should stock up on some blue tape.

    I bought a new construction townhouse back in '99 and hired an inspector to go on the walk through. The big thing he found that would have been missed is that half of the electrical outlets had been wired wrong; they have a little gizmo they can use to check these things. So yeah, it was worth the money.

    I've found there's no real need to worry about these types of details. Buy! buy! buy!!

    I hired an inspector after signing the P&S on a brand new town home being built by Dan Ogborn. The inspector looked at the usual stuff, and also elements of the building envelope installation. He reported that the deck drains were done wrong (which explained the two inches of standing water) and that the deck threshold was installed improperly which would allow water to enter the building, and that there was flashig missing around some windows. In fact, he advised me that I wouldn't want to live there more than 5 years or I'd probably be spending money making water intrusion repairs.

    The seller told me he would not cure the defects and gave me a recision of offer form.

    So, my advice is to look for more than nicks in the pretty surfaces that do nothing to protect your home from the weather.
