Does anyone know how many of the downtown condos have non-refundable deposits? I know developers tried to crack down on investor purchases, but I think the big wildcard will be the number of people who thought they could sell their house and trade down to a condo with money left over. One of the reasons that real estate sales volume dries up in downturns is that most buyers don’t want to sell their house for less than it would have sold for near the peak. So they try to wait it out.

As for AVA, I would be surprised if it is completed in this cycle (next 2-4 years). I personally think the current environment is a lot like February of 2001. Then again, Bellora was built very late in the last cycle, so it can happen again.

There is also a downtown living section coming out in the Times next weekend. Superbowl weekend is pretty light on advertising, no doubt with slower sales they are all looking at their budgets pretty closely.

Jo…I saw the usual suspects in the Alaska Air mag myself last month. I flew United this time and was surprised to see that there wasn’t a single Seattle condo ad.

Go figure.

You would have figured that Alaska could at least sell me a half decent $5 cheezeburger for all the dough their raking in on their ads.

The $5 “snack packs” were pretty gross too.

not a single ad in the airline magazine yesterday either. Usually there are about 10-15 condos advertised.

Oh well…I guess condo-subsidized airfare is over.

“Urban Ashley” also said someone told her Olive8 was going apartment. This, of course, makes total and complete sense being that they are already 80% sold, have gone through the upgrade process, and are nearly two years into the project. It’s a no brainer.

When are these people going to learn that when they say things like this, that it actually takes away a lot of their credibility? Think before going and saying something that anyone would a single brain cell would know otherwise.

I think with so much inventory out there that a realtor can’t afford to advertise in papers.

I think they are coming around and realize people shop for homes on the internet.

True, as a Canadian who spent the weekend skiing in Canada I was pretty oblivious to the football festivities and their potential disruption. I’ll check next weekend.
