If they ever build the 1 Hotel and Residences in Seattle (DC’s is apparently well underway) it looks like penthouse unit #2204 is going to be spectacular.
Recently reader Mark sent me a link to Hensel Design Studios which has a presentation on the interiors of #2204 (Flash | PowerPoint.)
Some highlights…
10,350 interior square feet, 3,340 exterior square feet, 3 kitchens, 1 elevator, a koi pond.
Main floor
Second floor
Rooftop garden

Whoever buys this thing, or at 1 in general, will be one of the luckiest persons in Seattle. That location is amazing in reference to the Market, Shopping, Financial District, and Belltown, and future transportation hubs. I don’t think it gets any better.
1 is an awesome concept, its just had its fair share of challenges along the way, but I do think it will ultimately get built as it has Barry Sternlicht backing it. He’s not in the business of letting his vision go wayside. I hear they may be ridding it of the ridiculous City Suite concept that has plagued it from the very beginning. If that happens, I say its a VERY smart move.
I especially like the architecture of the building as it is a departure from the standard glass curtain wall we see going up everywhere around Seattle and Vancouver. Its just INTERESTING and very good looking. Basically, its a combination that recalls post-war construction with a limestone base and vegetation going up its walls, paired with the ultra-modern glass curtain plane that dissects the entire structure at an angle. It will definitely look even better once its built than what we all keep seeing in these pictures. Purely amazing.
As for the interior finishes at 1, again, these are great from everything I’ve seen. I hear they’re looking at coming out with a new interior offering from what they originally had, but we’ll see if that happens. I hope they don’t screw up an already good thing. But for now, I would say it rivals Four Seasons, just in a more tasteful and modern way.
They ONLY thing I don’t like about this project are the views. Wait, I take that back. The views are GREAT here, but just not as amazing as the Four Seasons. But, at $2,000/square foot at the Four Seasons, 1 looks like a five-star bargain.
Which brings me to my final point. So, when they FINALLY start construction on this project, I bet they significantly raise prices in the face of the market. They’re just too low when you compare it to other similar five-star condo/hotel projects in Seattle with ultra-high end finishes. Its sad for people like me who will never be able to afford something like this, but its great to see good architecture (tasteful and modern without being boring) finally coming to our city.
In a nutshell, if you’re a trend-setting, multi-millionaire looking for five-star hotel living in downtown Seattle, but you don’t want to live around a bunch of old stuffy people (Four Seasons and 1521), this is your best bet.

Wow MD, are you the listing agent or what?
I am sure there are plenty of multi-gajillionaire “urban lifestyle enthusiasts” who will be jumping over each other to pay out the nose for this place.
(I do agree that it looks cool…but, come on…)

Funny. “Purely amazing”.
That place looks awesome. I can’t even guess the price tag. Or even what the HOD’s would be every month. 7k?

Dan C., not the listing agent, nor am I involved in the business of real estate in any capacity. I just enjoy being a real estate observer as a hobby, and I think this project is top-notch.

Actually, Jo, its “Purely amazing.”

Jo, I also wanted to know how much this thing is going for. Per MLS #2202 is going for $11,739,150 at 6865 interior square feet. So, that breaks down to $1,710/square foot for #2202, AND ITS ONLY A SHELL!!!
So, I did a little research today, and #2204 is no longer at 10,350 square feet. In fact, the largest penthouse suite is indeed #2202 I mentioned above at 6,865 sq.feet. There are seven penthouses in 1, and all are shells. So, this is somewhat a bit misleading and old information.
At one time, this #2204 was perhaps a possibility, but these penthouse plans and square footages have changed several times over the course of the past two years. The #2204 we are talking about here would NOW more closely resemble the possible space being offered in #2206. This slide show we have seen will never come to fruition as the space and exact footprint we see simply does not exist in 1. Also, any of the penthouse spaces can and will be finished as their owners see fit as they are sold as shells - meaning, these were only renderings of what some architect in Seattle would offer as his/her own vision. It doesn’t meat, in any way, this will be what the owner would choose to do.

not to be a killjoy but it looks like a gated suburban community crammed into an area that would better served by housing for “normal” people.

I agree with the MD that the place looks pretty cool. They seem to be taking their environmental theme seriously. The renderings look like there will more natural light and other elements than anything yet to be seen (in Seattle). I’m sure that will boost it’s novelty when they finally start building. i dig it.

MD is right. This building ROCKS balls to the walls. Nothing going in Seattle, current or planned in the next four years, is as tasteful or well-thought as this building. The architects did a tremendous job combining the new with the old and making the place scalable to the neighborhood (don’t get me started on the interiors - the best in Seattle). Its both warm and modern, which is very hard to achieve. It isn’t boring like all the other glass-curtain wall buildings going up (yawn) or big, square aluminum boxes being built. There is nothing like it going up anywhere on the West coast to my knowledge. So, I guess I’m saying this place is pretty unique and special.
Anyway, anyone know when this place will get started? And, once it does, how long it will take to finish? Anyone know where prices are in this place right now?

Wow, looks like it even has it’s own copper brewing vessel in it (1st pic)! I could take my homebrewing to another level.

The one is DC is well underway? According to the link they plan to break ground mid-2008…which is pretty much what they are saying about the one in Seattle.

What? 8 figures and no pool? Wouldn’t you think that the foreign tycoon is that buys that place will probably want a pool that isn’t shared with all of the “common folk” on the lower floors who paid a paltry $2-3MM for their place…and especially not with the “city suite” caste.
Wait…does that building even have a pool?
Regardless…it’s a pimpalicious pad!
