Okay, I’m back from California. Here are the interesting units that have hit the market in the last week.

5th and Madison

Prices are going up and down at 5th and Madison.

Penthouse #2403 came on the market at $2,199,000 dipped to $1,995,000 on June 26 and is now back up to $2,149,000.

Whoever is flipping #302 just dropped the price to $489,950. It’s now been on the market 92 days.

714 East Bellevue

If you’re looking for a Capitol Hill penthouse that needs a little love in the kitchen check out unit #801. Sweet views:

Need not one, but two Cristalla units? 100x offers you the whole south west corner. All 2400 square feet of it for $1,769,000.

Houseboat

Not really a condo but.. It’s a new construction custom craftsman houseboat with condominium owned moorage (whatever that is) at 2143 Northlake. $560,000 for an unknown number of square feet.

This appears to be a new construction project on Capitol Hill. Studios, #101 and #102, are on the market in the low $200s. The exterior is interesting. Bummer there are no other photos.

If you’re into wide open 1000 square foot spaces check out unit 102 which is listed at $435,000. FYI, my friend bought 112 for $415,000 earlier this year.

Unit 1502 is a little pricey. 749 square feet for $550,000. That’s $734/square foot for a 1983 building. Gorgeous views FROM THE ROOF TOP DECK.

    I was in Impluvium recently for an open house. The layouts of the units are very interesting, and I like the design, but I have some serious concerns about the quality of the materials — the fit and finish was not very good, especially for the $1 million+ units.

    Okay, so I now understand the name. But where’s the connection to a water trench at the Capitol Hill condo? I’ve walked by the building and it does look distinctive. Still, does it have a water trench somewhere in the atrium? Does it have some kind of innovative cooling system?

    The impluvium is the sunken part of the atrium in a Greek or Roman house (domus). Designed to carry away the rainwater coming through the compluvium of the roof, it is usually made of marble and placed about 30 cm below the floor of the atrium.

    The name is also used for a type of dwelling typical of the Jola in the Casamance region of Senegal. It is a circular mud building, built with a ring of rooms around a walkway that circumscribes a central water trench, fed by an opening that allows water into the building. Impluvia remain cool in very hot weather as the water evaporates.

    I wonder if the name is from the second part of the definition. The upper units (there is one per floor) are in a U shape with the rooms along the outside of the U.

    Or someone just thought it was a cool name.

    Speaking from experience, when you brainstorm condo names they all end up sounding like pharmaceuticals (and vice versa). Try it – “I just bought a loft at Avandia”.

    I’ve been to the 81 Vine unit for a party once and it is incredible. The terraced patio is amazing and the unit has a really cool layout.
