With our Seattle condo inventory growing every day you think there would be a steady stream of interesting Seattle condos and lofts to blog about, but there isn’t! Everyday I anxiously check my new listings email to find more and more boring condos.
The only semi interesting units to get listed recently are these two bed/two bath units downtown. Roughly the same square footage.
Cristalla
2033 2nd Ave #603 is $774,500 for 1,408 square feet.

Seaboard
1500 4th Ave #804 is $980,000 for 1,666 square feet.

I’d choose the Cristalla unit. You?

Hey Matt, I love the blog… what in your mind differentiates “boring condos” with those that are “more interesting” - the sq. ft, the location, the value?

For me it’s all the look. I’m sure there are some interesting “value” condos that get listed every day but unfortunately I don’t have the time to dig into each one to determine if it is good value or not. Usually I scan the address and photo and if it looks interesting I click through or if its in a building I know and like I’ll click through.
If anyone sees any good value condos I’m more than happy to post them.

Definitely Cristalla. But that $/sqft seems low for the building. Hmmm…

Cool, thanks for the clarification Matt. I just want to make sure that staging services don’t go down in history as the only good way to grab attention!
But at the same time, a photo is worth a million bucks - good looks, good presentation, a floor plan, and good MLS coverage is what it takes when people are just looking on their PCs.

That Cristalla prices makes sense.
Same floor plan, five floors higher (1103) sold for 815k last month. This unit, five floors lower, is asking 775k. That’s a difference of 40k for being five floors higher. Most places usually put a premium of 5k-15k per floor to be higher up in the building. My guess is that unit will go for 760k.
That dog picture is absolutely AWESOME.

Unit 1103 appreciated from 625 K to 815 K, or about 30 %. Is 30% about what you would expect for appreciation of the condo in Cristalla? Then the price for 603 should be about 643 K, as it sold originally for 495 K. I’ve looked at the unit, and it is nice, but low in the building, essentially with no view. I am not sure how to make sense of its pricing.

Okay, I looked more at the Cristalla pricing. It puts a premium of 20 K per floor in similar units. Does it mean #603 should sell for about 715K?
