Leona and Ruby Drop Prices

Leona and Ruby continued to cut prices this week. Barrientos is the developer for both projects and they’re being marketed and sold by Williams Marketing so it’s not surprising to see them being reduced only a day apart.

At Ruby a number of units had their prices cut by $10k or $20k. A few had larger reductions. For instance #103 had its price reduced $60k from $299,990 to $239,990.

Reductions at Leona were much larger with some units losing $100k (the units are also more expensive :) ). For instance unit 7 originally listed at $525k back in June of last year and is now at $350k. Bringing it to $351/Sq. Ft. bring it below Queen Anne’s median sold price of $385/Sq. Ft..

Certainly looks like they are actively looking for the right price to move these at.

    Although I like the general look of Leona…does this surprise anyone? Personally, I think Ruby might be the worst looking condo project to date, followed closely by Domaine. This thing is dead in the water.

    i currently live near Ruby and that area of eastlake is pretty boring. yes it's right in the middle of everything but it's also kind of far from everything walking-wise. my biggest issue is that there is no good grocery store within walking distance. the views are great though.

    i also like the look of Leona except for the locations of the bathrooms…all your friends will go through your bedroom to get there.

    They've sold about 5 or 6 units. Sales are likely slow because of price & location.

    I think sales are slow due to prices being overly aggressive and the workmanship in the interior detail S U C K S. It looks like they're really rushed things in Leona, which is a shame, because the finish choices were nice.
