    I have always been a fan of lofts, and had seen a few units at Talisman. For the price tag for this unit, it is definitely reasonable. The only drawback with the the units at Talisman is they do not come with washer/dryer in unit.

    The unit appears reasonably priced for the market right now at $512/square foot for steel and concrete construction. Even though the building is older, some will find it to be “hip” and trendy (I think it looks like a fun place). And the conversion that was completed looks top-notch beautiful. Is that a Poliform kitchen with Miele appliances? Almost everything in the unit looks like it came out of the store Ornamo in Pioneer Square, including the bathroom vanity. If it did, the owner has VERY good (and expensive) taste, and I would trust that no stone was left unturned. Its definitely a good buy.

Additionaly this unit has a great view (add 20%), is concrete and steel, low dues ($240/month), high end finishes (add/subtract depending if you like or not), and a window in the bedroom loft (add 10%, I like natural light). Most important – it is a full height loft, which is rare in this city.

    Great location and finishes, yes. Good view, yes, *great* view not so sure. Low dues, sure, but no amenities either. No in-unit w/d or secure parking are critical at this price point and location for me but to each his own …

    Nice finishes. I especially like the floors….if they aren't engineered wood floors and are solid T&G.

    The gold in the bathroom is a bit over the top.

    No outdoor space (deck)

    No laundry (deal killer for many)

    No parking (deal killer for many)

    Still a nice place for the right person I guess.

    The place reminds me of Paris in a very tasteful and “fashion forward” way. It is absolutely beautiful. I only wish we had more places with these kinds of finishes and attention to detail in Seattle. I hope they get their asking price because they deserve it. $270K for a place like this is not easy to come by in our city, especially when considering the location and finish level of this particular unit. When I give something a “thumbs up,” then you all know it must be good ;-)

    The view in the summer is beautiful. It is like being in a treehouse. As it faces west, it comes in handy to have dappled light that time of year. It is also great in the winter to have maximum light. The Talisman is a great building unless you need things like a concierge and such. The board there is excellent as well and their finances are sound.

    Switching gears a little, I was looking for apartments and thought I'd mention the fully furnished top-floor corner unit in this building that just got listed for rent at $1200. Not quite as stylish but with a private terrace (pretty lame view though).
