Checking In On SLU – Both Veer + Enso Dropping Prices

Last week I got an email from Veer Lofts about lower prices:

#317 – $270,000 – Deck, Needle view
#403 – $280,000 – Deck, City view
#606 – $465,000 – Deck, two patios, lake Union, city views
#607 – $440,000 – Corner unit, deck, patio, Lake UNion, city view
#617 – $395,000 – Deck, patio, Space Needle view

And a note about their incentives:

Veer Lofts is offering reduced pricing and special incentives on five distinctive loft homes, priced as low as $270,000 and ranging up to a spacious 1,075 square feet. You’ll have no homeowners dues to pay through November 2010, and will also receive a $500 credit to use with California Closets. To take advantage of this offer, you must purchase one of these five homes on or before July 1, 2009.

So I swung by Sunday after brunch at stuff-your-face Portage Bay Cafe (where I ran into Urbnlivn reader, Jon) and checked the sixth floor units out again. I think the prices are finally sane (weren’t they originally $600k+?) though at the end of the day (mortgage + HOA + tax + insurance) it might still make more sense to rent at Rollin Street (UrbanAsh reported 10 places rented last week).

And with the Amazon building under construction, South Lake Union is slowly taking shape if you’re willing to tough it out for another year or two. I wasn’t the only one out. Marian Llyod checked it out too and was leaving as we were waiting to see Veer.

…I’m a little puzzled why Vulcan has pulled the Veer Lofts + Enso listings off the MLS? Perhaps it has to do with them lowering prices for people who already signed a PSA. That would be a first! Though doesn’t jive with what I heard about closings.
