SEATTLE – Stylish urban living and the opportunity to buy at a once in a lifetime price awaits 19 very fortunate homebuyers as the final 19 condominium homes at LUMEN go on sale at Public Auction in July. The remaining few of the 93 homes at one of Seattle’s most unique new condominium developments will be sold at Public Auction Saturday, July 11th, 2009 at the downtown Seattle Grand Hyatt Hotel.

Nestled at the base of Queen Anne Hill adjacent to the Seattle Center and walking distance to downtown and all major transit, LUMEN reflects the progressive iconic world class architecture of the nearby Space Needle, Pacific Science Center, EMP and the soon to be completed world headquarters of the Bill and Melinda Gates Foundation. These condominium homes appeal to urban dwellers who appreciate indoor-outdoor living, flexible interior spaces, sophisticated green interior design all in a modern sleek Euro style decor, according to developer Alan Winningham of 500 Mercer Partners LLC.

“Lumen is a unique project that has become a new icon in lower Queen Anne. Its design reflects the changing urban neighborhood that surrounds it as well as Seattle’s most recognizable architecture,” Winningham said. “It is a complete community in its own right and sits at the crossroads of the city’s most desirable places to live and entertain.”

Buyers can expect to find great values at the LUMEN auction. One-bedroom, one-bath homes previously priced over $460,000 will carry minimum selling prices at auction from only $175,000, or 40% of original pricing. Two-bedroom homes carry minimum bids starting at only $275,000. Auction pricing averages nearly 50% below original pricing. One 1,631 square-foot loft-style home will open with a minimum bid of only $375,000, more than $500,000 below original price.

Designed by noted architect David Hewitt, each contemporary home at LUMEN offers a masterpiece of glass and steel flooded with warm, natural light. Soaring floor-to-ceiling glass, exposed concrete ceilings and oversized exterior doors provide a blank canvas for those with an eye for art and design. The open floor plans and movable components give residents opportunity to express their unique personal style.

Kitchen details include a space-saving inline Euro design with European stainless steel appliances. Other modern details include exposed concrete or solid surface flooring in some homes and hardwood and eco-friendly marmoleum in others.

The building features an unheard of variety of open space and common areas for large parties or small private intimate gatherings. The landscaped interior courtyard and fire pit provide outdoor entertaining opportunities with sweeping views of the city, Space Needle and the new campus of the world-renown Bill and Melinda Gates Foundation. Common areas include the exclusive owners’ LUMEN lounge, complete with covered outdoor patio dining and full Miele catering kitchen, the LUMEN SkyBar, a multi screen video entertainment gathering space with billiards and professional air hockey and a HD private screening theatre room with seating for 12. Additional on site amenities include secure underground parking, individual storage for each home, an Apple equipped resident business center, onsite concierge service as well as a flagship new QFC grocery store and flagship Office Max. Additional retailers include the recently opened Genki Sushi, an international Tokyo based restaurant and additional ‘soon to be announced’ restaurants and retailers coming soon.
