		<description>Maybe I can clear som thngs up.&lt;br&gt;   There is a Hoa but not a condo hoa, there is a huge diferance leagaly. Condo dues cost quite a bit more due to the masive red tape that has been attached to them. Town home hoa&#039;s do not fall under that catagory. The Hoa dues on this project are expected to be $50-$75 per month. They will cover elavator mantanance, a yearly confedance test of the fire sprinkler system ,a little landscaping and somone sweeping the atrium floor once a week.&lt;br&gt;   The project is a town home there is a blanket easment for below grade parking and utilitys witch is pretty standard in the city. Each home has a back door that is &quot;direct access to ground level open space&quot; &lt;br&gt;    The historic presevation board allow the west side and the rooftop deck acces areas to have new window cut into them. The rest of the building is historicly protected and can not be altered including the windows.&lt;br&gt;    The elavator takes you from the parking garge to the 3rd floor (atrium) it is just af ew steps accross the atrium floor to get into the kitchens, from there the master bedrooms are just one floor down.&lt;br&gt;   The zoning in the area prevents a mortuary use, its zoned  residential.  There is somthing in the cc&amp;r&#039;s about playing loud musical instruments. The walls between the units are 10&quot; of concrete with 2 1/2 inches of foam on each  side and the windows out to the atrium are laminated glass noise issues shouldn&#039;t be a problem.&lt;br&gt;  I sugest a visit to the open house and making aassesment from there.</description>
