I got a note from Steve at Marselle that they sold 20 homes in October. Putting them at 31 sales, leaving 101 of the 131 units yet to be sold. Turns out that 50% of their homes are priced under $300k. They have 2 homes left on the 1st floor and have recently released the 2nd & 3rd Floors with new pricing.
They are offering some good incentives: 5% Down Still, No PMI and No HOA dues until January of 2011. All Homes include secured parking and storage.

Delayed HOA payments aren't really a “good deal”, unless you're planning to flip the property. Devaluation of long term structures (i.e. roof, etc) still occurs while HOA fees are on hold, so it just means there's that much less time to build a reserve fund. Anyways, good for Marselle to move so much inventory. I wonder how.

The HOS'a are paid by the seller….they don't just deferr paymens for a year.
Price point and value are denf there. It is a very quality building in a decent location with an excellent price point. Finish quality is pretty good as well. First two floors are concrete and steel construction. Low HOA dues with decent amenities and storage included. Not to mention a hyatt is being built next door providing further security and a bar and restaurant.
Where else can you buy a brand new concrete and steel condo with a ridiculous roof top deck in the downtown area for under $300 a square foot?
I am not an agent with Williams but I am a buyer and I'm completly happy with my purchase.

i'm thinking of checking the building out…what floor and side of the building did you buy on? i'm concerned about hwy 99 on the east side, and the next door building blocking the west side…
