Melissa at Ruby emailed to say that they’re 65% sold and everything is priced under $300k. And their lender is offering a $8k buyer bonus.

Here are the last two sales in the past month according to the MLS (via Redfin):

  • #210 sold for $275k on 12/28. It’s a 801 sq. ft. 1 bed/1 bath. So $343/sq. ft.
  • #102 sold for $312k on 12/28. It’s a 934 sq. ft. 1 bed/1 bath. So $334/sq. ft.
