Interesting Sales Last Week

There were 15 condo and townhouse sales in Seattle last week according to Redfin. Here are a few highlights:

Two sales at Escala last week. A 17th-floor one-bedroom for $524K and a 27th-floor three-bedroom for $1,874,000. The latter comes out to a whopping $767 per square foot.

This Capitol Hill one-bedroom unit sold for a much more reasonable $325,000. Love those wood moldings!

Lovely LEED certified Olive8 sold a twenty-fourth floor one-bedroom unit last week for $425,000. That seems low to me for the amazing view you’d get from the 24th floor. Maybe something is blocking it? Or this unit doesn’t face downtown?

For a moment, I thought this was a resale, but apparently Hjarta is still offloading units that it’s had on the market since 2007. This top-floor one-bedroom unit sold for $610,000! That’s a higher price per square foot than the million-plus-dollar Escala unit at the top of the post. No wonder it took so long to sell. I’m morbidly curious how high it was priced to begin with. Zillow claims that it was listed for a million dollars even in 2009.

The best deal this week was this Madison Valley craftsman townhouse, which sold for $405,000 – that’s $207 per square foot – the exact same amount it sold for in 2005.
