It was last on the market for $409,900 in September 2009 but didn’t sell. It last sold December 2000 for $335,000. Yikes, almost zero appreciation in ten years.

    I really like this building. I always stalk units that come on the market from the Fix, but it's got a couple of possibly fatal flaws, too. #1. There's a common laundry room. Bleh. I'm too old for that kind of thing. #2. Obviously part of what I like about this building is it's age and “real loft” loftiness. However, the dues are much higher, possibly up to 100% more than what you'd pay elsewhere, for zero amenities.
    We also could talk about potential future upside with the viaduct going away someday, but not before we'd have to slog through a discussion of the disruption, noise and hassle of living through the (de)construction.
    But I still like the Fix, and the potential rooftop private deck is soo sweeet. Gaah!

    My wife and I looked at this place back when it was on the market. The place was amazing…a true New York style loft. But $618/month HOA and No Parking spot really are deal killers. Does anyone know why this place has such high dues?
