I can’t believe it either, but this weekend a sales center is opening. The sales center is for Enclave on a Lake Union (2802-2812 Fairview Ave E).
The Enclave isn’t cheap, prices start at $1.3 million, and you’ll need to put 5% down to secure your unit which will be complete in about a year and half. There’s 21 units, which they’ll build out in stages, that range from 2,500 to 3,000+ square feet. Architect is NBBJ and Atelierjones. Amenities include moorage for your 100 foot yacht (there is a shocking number of large yachts on Lake Union), conference room (if you don’t want to host the meeting on your yacht), fitness room (so you look good on your yacht), and beach access (for when you don’t want to take the yacht out).
They’ve got an advertorial in the Seattle Times this weekend which you can check out here, Sales center opens this weekend for lakefront residences [pdf].
While we’ll likely see a number of small townhouse projects break ground in 2011 this will likely the largest project to break ground and hit the market in the foreseeable future as new condo construction has completely stalled. They’ll face a little competition though as there are already 82 condos over a million dollars available according to Redfin. However, they’re forsaking the traditional construction loan and instead using private financing.
We last wrote about Enclave about a year ago when we were invited to a preview event, Ward’s Cove Enclave on Lake Union – I’m on a Boat! Then they expected to have built some by now so they have already faced some delays so we’ll have to see how things play out. I’m assuming if pre-sales interest is weak they’ll delay again.
If you’re interested, the sales center will be open noon to 4 pm Saturday and Sunday.
