Interesting Sales Last Week

I’m halfway convinced that someday when I run my Redfin query on last week’s sales and the results come back higher than 50 condos and townhouses, that music will play while balloons and confetti fall from the ceiling. Unfortunately, that didn’t happen this time – only 30 condos and townhouses sold last week in Seattle, including:

Enso (820 Blanchard St)
820 Blanchard St #805

Only a handful of sales have closed at Enso so far this year, but this 8th floor unit needs a shout out because its selling price of $709,750 was nearly $5K higher than it was listed for back in January. Enso has 16 remaining condos to sell in their inventory that are pretty evenly split between 1-bedroom, 2-bedroom, and penthouse units.

It was only a couple of weeks ago that I mentioned 200 West Highland had 7 sales pending. Well, it’s only 6 sales pending now because the top floor, 2-bedroom condo (#504) closed last week for $1,065,000 ($35K below list).

#3009 at the Cosmo sold for $462,500 which is just above half what it was valued at in May 2007. On the one hand, it must be challenging to sell a resale unit like this 2-bedroom (built in 2006) when it is only 2 blocks from newer construction such as Olive 8 (built in 2009). On the other hand, the buyer of the Cosmo condo must be happy with the deal they just scored!

    Deal? C-S just showed that Seattle overall is down 30% from the peak in mid-2007. Condos should be generally down 40-45%. That is just good pricing

    Well when you put it like that, it is just good pricing :). I guess I was reacting to the original list price of $695K which makes it feel like a deal. Excellent point you have there though.

    Re: the Cosmopolitan, is that the actual view, or is this one of the units that all of a sudden started facing the building on the corner of 8th & Virginia just an alley width away (like Olive 8, lol)?
