We’re fans of Nicholas Court, a 9-unit project at 1413 15th Ave designed by Walker Architecture. When unit 8 hit the market this week it caught our eye.
Unit 8 is a 1,368 penthouse. 2 beds, 2 baths. Looks like it was bought new in 2001 for $438,000. It was then foreclosed upon and bought at auction for $313,000. It is now being flipped a month later for $399,997. $38k less than what it sold for ten years ago! At $292/square foot it is priced to sell and I think it is going to go pretty soon.
I like the concrete floors and no shared walls. I don’t like the trim around the top…
