Updates on Sanctuary, Enclave, & Impluvium

I mentally couch this group of properties as “the ones that are coming off the bench” since they’ve re-entered the fray in the past couple months. Latest updates follow:

  • Realogics has already accepted two reservation agreements for The Sanctuary since their July 7 announcement. The 12 townhouse project is still expected to be back on the market officially in September.
  • Enclave was relisted on June 3rd and reports are that there are several presale buyers in negotiations, including one interested party in the larger 5,200+ sq. ft. home that will be offered from $2.99M as a vanilla shell or $3.395 as finished.
  • Unit #201 at Impluvium didn’t quite make it onto the MLS; however, in checking with the owner it sounds like he heard from one or two interested buyers but nothing that resulted in a sale. As the lease for his tenant renews in August, this building will likely remain a rental for the next year.

    Can’t believe people are buying at Sanctuary, even at 40% off. A historic restoration with no buyers warranty on the construction. They are going to need that ten year property tax break!
