Interesting Sales Last Week

There were 23 condos and townhouses that sold last week. Five of those were developer-owned, new construction condos and we really should take a closer look at that action. It is starting to look like a parade of sold out.

  • Matt posted yesterday that the last unit at Trace North is finally closed bringing the whole Trace development to officially sold out. #502, 1bd/1b, 610 sf sold for $245K ($404/sf).
  • The final unit at Gallery closed out as well making it two sold out buildings for the week. #810, 1bd/1b, 603 sf sold for $255K ($423/sf).
  • Call it a parade. Enso closed those last two 1-bedrooms to round out the trifecta of sold out buildings. It’s still a waiting game though as one pending is still hanging out there and a unit for sale that doesn’t look like a resale? Last week, #702 and #1602 sold for their final asking prices: $410K and $440K respectively.
  • And rounding out sales for new construction units last week is Olive 8 with a closed sale on #2908. It is a 1bd/1.5b, and 1,092 square feet for $495K ($453/sf).

    Enso 1510 originally closed in March 2009, that listing a resale. 1608 is a pending resale. It originally closed in January 2010.
