Seattle saw 21 closed sales last week in condos and townhouses. Notables included resales at Trace North, Cristalla, and a trio of sold townhouses at Fremont 6.
A 614 square foot 1-bedroom at Trace North sold for $225K ($366/sf). Last purchased less than a year ago for $248K and took less than a week to go pending when it was listed at the end of November.
A 1-bedroom, 1-bath condo at Cristalla sold for $312K last week — that’s 31% less than it was purchased for in 2005 and over $100K less than its original list. Besides two pending units on the 16th floor, there doesn’t appear to be any other units for sale in this building currently.
At Fremont 6, three of the four townhouses that we heard went under contract in December are now sold. Prices ranged from $525K – $540K ($309/sf – $318/sf) for 4409 Phinney Ave N Unit B and 4407 Phinney Ave N Unit A & Unit B which are now off the market. Actually, looks like this development is sold out — the final unit went pending last week!
