A hot little house hit the market yesterday in North Capitol Hill. The owners are asking Seattle’s magic number, $399,950. It’s a 1,048 square foot 1970s rambler, which you’d normally expect to find in Bellevue or Mercer Island, but it looks like it’s been really nicely renovated.
The finishes are pretty sharp for the most part. It looks like you could do an IKEA photo shoot in the place, especially the kitchen and baths. Plus, the backyard faces west and has a nice new deck for our two months of summer weather. It also has a walkscore of 75, but if you have wheels, fear not; there are two parking spots in the alley.
Despite being in a popular neighborhood, the house is located right on 23rd Ave E, which is a heavy traffic street with plenty of busses to boot. This probably explains the low price.
Only eight homes have sold in the 98112 zip code for below $400K in the past six months and only three of these were west of 23rd/24th–most of them were in Madison Valley.
The sellers bought the place for $160,000 in 1998 and rode out the storm of the bubble years and this one will sell with multiple offers–no question. They’re planning to review any offers they receive on the 12th after they do a couple of open houses.
