One of the modern townhouses right by Cal Anderson Park on Capitol Hill just came onto the market. If the last two listings in that development are any indication, this unit will draw quite a bit of interest.
The two-bedroom, 1,510 sq ft townhouse is listed for $659,000 or about $436 per square foot. A smaller one-bedroom unit a few doors down went pending last August in five days and sold for $414 per square foot. A month later, another one-bedroom on that block went pending in eight days at $500 per square foot.
Now, those two sales were for units that are right on 11th Ave and have unobstructed views of the park. This latest listing is for a unit that’s the third house from 11th and is surrounded on all sides. Still, it features the same contemporary styling, stainless steel appliances, and exposed radiant concrete floors, all in a spacious layout.
This unit has been listed and delisted a couple of times since 2009. This time around, the list price is at a more realistic level ($659k vs $700k in 2009) and the staging and photos are much better. My guess is this unit will ultimately sell somewhere between the current list price and the last sales price ($580k in 2006). What do you think?
