Sharp, well-priced Veer loft

A nice-looking loft at Veer just popped up. It’s 1,069 square feet, 1-bed, 1-bath and is listed for $365,000. The homeowner’s dues are $446/mo. The current owner bought the place back in ’09 for $345K. I’m not sure, but the photo from the deck makes it look as if the unit is east-facing; don’t take my word for it though.

Matt blogged about the same unit when it went on the market back in April of 2011 for $350K and never sold. The condo market has improved since then and rates are still stupidly low, so this sucker will be snatched up after the first open house if you ask me.

Do you agree? Disagree? Guesses on sale price?

It grew in square footage from 770 to 1069?

Yes, it is an east facing unit and the lot across the street is about to undergo heavy construction.

Good catch, folks. The square footage includes the loft, which sounds like it’s pretty low according to the Redfin Tour Insights from the last listing.

Ooh, that lawsuit was not on my radar. I wonder how that will affect this owner and whether a buyer will be able to get a loan.

The overall ceiling height is only 13 ft. That doesn’t give you much height for a usable loft.

Looks like the owner realizes it might not sell. The place is now for rent for $2,000 a month: http://www.windermere.com/listings//WA/Seattle/401-9th-Ave-N-506-98109/17284520
