West Queen Anne High School is one of those iconic Seattle buildings catering to a niche crowd. You either love it or hate it. It was registered as a national historic place in 1975 and turned into condominiums with 49 units in 1984. It is conveniently located within walking distance from retail stores, coffee shops, Trader Joe’s and the main upper Queen Anne strip.

The 2 bedroom condo at the top floor unit 407 is 1,206 square feet in size and has 2 bathrooms. It has a warm loft like interior with a slight balcony. It was previously sold in 2002 for $388,000 and now asking for $489,000. The unit was listed earlier last year before it was taken off the market. The high HOA dues at $1059 per month may have something to do with the tough sell.

    Re high HOAs – the land is leased not owned. They got a 99 year land lease in 1983 from the school district, plus option to renew for 99 more.

    Sadly, TJs is moving several blocks north to the new QA Towne apartments (125 units). I like the look of the unit and the location is great, but $400 sq/ft is insane.

    The unit was last sold in 2002 for $388,000, not 2007. As for the price/sqft, the average in this building (units sold in the last year) is around $493/sqft.
