Wondering why the market is so insane? Seattle once again nation’s fastest-growing big city; population exceeds 700,000. And oh, Amazon stock is up 40% in the last 12 months.

There was a lot of homes to choose from this past weekend as everyone rushed last week to get homes listed ahead of this week, a slow week due to the upcoming long. I had a great exchange with one client yesterday wondering why it was just so slow, “Matt what the hell is wrong with this market. Nothing is going up for houses. This is insane.” To which I replied, “long weekend!”

For the most part, buyers and sellers should both enjoy a break this weekend. HOWEVER, some crazy listing agents must not realize that everyone is on vacation and have put some homes on with offer deadlines on Tuesday, or with no deadline at all. Buyers, if you’ve been frustrated with insane bidding wars, this is your chance to strike while everyone enjoys the sun! Let us know if you want to see a place…

So how’d offers look this week?

Our favorite story is that we beat out 6 other offers to win a townhome in West Seattle and we weren’t the highest offer, nor the second. We had the third highest offer, and with financing. However, we wrote the cleanest offer with no contingencies, early release of earnest money and got the townhome for $566k while others had offered up to $585k and $627k.
