1521 Lighting

1521 is starting off their grand opening week by lighting up every unit:

the 38-story Fifteen Twenty-One Second Avenue, the newest addition to Seattle’s skyline, will be lit from top to bottom at approximately 5:30 p.m., Monday, Jan. 26. The lighting will last for approximately one hour.

Hopefully it will be dark enough :P.

19th Ave Lofts

This is probably a very nice unit at 19th Avenue lofts but the photography doesn’t do it any favors. From unit 109, a 859 square foot unit with 2 parking spots priced at a reasonable $375,000:

Belltown Lofts

Unit #207 looks promising at $299,000 for 783 square feet. Certainly a low price per square foot.

Monique

Rumor has it a penthouse unit at Monique Lofts will be coming on the market soon.

Parc

If you’re interested in the Parc sign up for their mailing list. They do like to let you know about a different deal every few days. Today its unit 629 at $339k for 685 square feet. Great interest rate incentive:

For a limited time, purchase a brand-new condo at The Parc & receive interest rates as low as 2.875% for the first year, 3.875% for the second year, then locking in at 4.875% for the remainder of the loan.

Ruby

A few units hit the MLS today. Unit 307 is $379,990 for 703 square feet.

Veer Lofts

They’ve been putting more units on the MLS featuring photos from the actual units (or so it seems). Her is unit
411.

Plus for six units (#207, #211, #409, #411, #413 and #516) at Veer Lofts there are a ton of incentives (all these lofts are under $300k):

Pay no homeowner dues until September 1st, 2010!

All your closing costs paid up to $7450!

A $1,000 Ikea gift certificate!

A 1-year membership to Rain Fitness, a short two blocks from Veer!

Two $500 gift certificates on Alaska Airlines

Convert Your Own Church

Or maybe you don’t want to unit but try your hand at being a developer. You could always buy this Ballard church at 7002 23rd Ave NW. Only $1.8m.

After a road ride out to Alki I only made it to three lofts today before heading out to hockey.

Trace Lofts

First I checked out #308 upstairs to me at Trace. Looks like a great unit for a single person. Would be a little tight for two though! They didn’t get much traffic through though. I think I was the fifth person to sign in at 3:30.

19th Ave Lofts

Then I drove up to 19th Ave Lofts and checked out #206. It’s a nice half height loft unit with polished floors. What’s cool is that the fireplace heats the unit and the gas is covered by the HOAs. The HOAs also include high speed Internet and are surprisingly cheap at $220/mn. The unit also has a deck slightly larger than what you usually see. What I didn’t like was the kitchen cabinets but those aren’t so hard to switch out. And oddly while there is a gas fireplace the range is electric. View all my photos.

615 E Pike

Next up I managed to sneak past the bomb squad to check out 615 E Pike #406. David said about 50% of the folks who came by found out about the tour here.

It’s a great unit. Huge at 2,000 square feet, 2 bedrooms, each has its own bathroom and another bathroom downstairs.

While I wasn’t a fan of the paint the owner did a lot of upgrades since buying it in 2004 including a new master bathroom, exposed duct work in the living room, added more closets and added a number of built in cabinets.

The real wow part of the unit is the master bedroom which has views to the south, east and west.

If I were to buy it I’d likely spend some money on the kitchen and replace the second floor carpet with hardwood.

View my photos.

Personally I’d go for #210. While slightly less square feet, at $379,950, it’s the same dollars a square foot and looks a whole lot more tasteful (at least online.) It’s also been on [...]

#311 also just came on the market for $475,000 for 983 square feet and two parking spots. Compare and contrast the photos in the two. I think the first agent did a much better job than the second.

Metro Condos

Remember the $1 price reduction? Looks like on Saturday George Lamson upped the price from $349,959 to $355,000 after 80 something days on market and then yesterday pulled the listing and re-listed it today for $337,250. Or maybe the listing contract expired? Seems fishy.

Mosler Lofts

Mosler is now up to 12 resales and remaining units.

Press Condos

#511 $30,000 drop to $469,950.

#125 $10,000 drop to $379,950.

#127 $20,000 drop to $409,950.

Talisman Loft

One of my co-workers is looking at a $270k house in Shoreline as his starter bachelor pad. I think instead he should go for this full height loft at 1000 Union St for only $269,000. Though it’s only 527 square feet and no yard to mow and he’s apparently pretty excited about mowing the lawn.

Bonus listing

Not a condo but 6343 23 Ave SW has a carpet on the ceiling!?
