I was reading the WSJ’s recent article on, Accidental Landlords, and it reminded me that my tenants were moving out today and I haven’t found a replacement. How depressing. Then I remembered that I’ve been too lazy to post it to my blog. Maybe I’ll get lucky and one of you will know of someone… Read More
Seattle has 64 condos and townhouses with open houses this weekend. There’s the newly listed 5th floor unit at the Meritage opening its doors (Sat & Sun, 1-4PM), as is Trace Loft #301 that recently adjusted its price (Sun, 1-4PM). And then there are these three that have adjusted their prices in past weeks —… Read More

In resales, there’s one at 1521, plus two condos sell in Cristalla and a 2nd… Read More
This isn’t newsworthy but I found it interesting to recent discover that The Meritage, the first building I bought at in 2006, cost $5.8 million to build. 47 units totaling 45,000 square feet. Or $128/square foot. I forget what the average sales $/square foot was but I paid something like $450/square foot (yes, yes I… Read More

Tonight I went to The Meritage’s annual meeting. It’s been the first home owners meeting that I’ve attended. Of the 48 owners fifteen or so showed up and another ten or so assigned proxies so we had quorum. Since most of the issues discussed are likely issues faced by many new HOAs and home owners… Read More
Alright, no more silly exchanges in the comments! I’m too busy enjoying the sunny weather in San Francisco to keep deleting all the off topic comments. Let’s keep the discussion focused on condos. If you want to stray off topic or want to talk about something else please use the forums. To get us back… Read More

Merrill Place The listing that really caught my eye this week is 97 S Jackson St #402. It just hit the market and looks to be a very nice 1,354 square foot, two bedroom corner unit loft downtown. Yesterday I signed my docs with the very accommodating Melanie at Wells Fargo in Bellevue and today after a visit to the bank and a few more signatures with my awesome mortgage broker, Warren, I met up with on-site agent extraordinaire, Javila, and got my keys! Thank-you all! I have to admit that even cynical… Read More
I did a second walk through of my Meritage unit today (#504). The unit still has a broken window and the range hasn’t been installed. They did take care of all the paint details from my last walk through. I’m still disappointed with the cabinet door’s alignments, but maybe I’m just super picky that way… Read More
My move in to the Meritage has been delayed again. I was supposed to move in first on February 18th, then February 26th and now, who knows. The date is question because the elevator has not yet passed inspection. Hopefully this gets resolved before the end of the month.
My Meritage move in date is February 18th, 4-8 p.m. Close is still on track for the 15th. I’ll post more about my mortgage situation when I can.
My Meritage close date slipped from 2/7 to 2/15. I’m actually happy about this since I haven’t secured a lender yet. Though I’m sure others might be less pleased. Why the delay? The wonky weather has affected elevator installation (critical for move-ins), the cement floors for the second floor, and painting the exterior. At this… Read More

I got a nice letter in the (snail) mail today (do not all the buyers have e-mail addresses?) from the folks at Meritage (where I bought a unit) and one of the notes in the message was: We closed the [sales center’s] doors after Thanksgiving, and are donating the cabinets and fixtures to Habitat for… Read More
