There definitely are some deals to be had with no homeowners, mortgage paid for 3-6 months, buyer bonuses, etc. I also feel like there are a lot of projects that are not in downtown Seattle. 			<content:encoded><![CDATA[<p>This afternoon I stopped by the <a href="plazadelsolcondos.com/">Plaza Del Sol</a> sales office to check things out. The buildings were originally built in 1993 and have 81 units, 27 of which have been sold already (they went on sale 5 days ago). Prices start at $221,950 for a 450 square foot studio and go up to $471,950 for a 2 bed/2 bath (and prices have already been adjusted upwards for some units since opening). Since it&#8217;s a conversion you can move in pretty fast, their close is only 30 days. </p>
<p>I toured a bunch of rooms and I have to say I was pretty impressed. The floor plans on anything 620+ square feet is pretty nice, finish level is high, views are good though subject to disappear when other developments spring up. Units come with a parking spot (or two). However, you have to buy your own washer and dryer (they have a package available for $1500) and the stove tops are electric, not gas. But they do have gas fireplaces. HOA is $0.23/square foot which is very low, so expect those to go up within a year of moving in. </p>

			<content:encoded><![CDATA[<p>I hear from a friend who has been looking on Capitol Hill at both <a href="http://www.plazadelsolcondos.com">Plaza Del Sol</a> and the <a href="http://www.williamsmarketing.com/comm_meritage/comm_meritage.html">Meritage</a> that the prices have gone up on some Meritage units by $20,000 as a result of Plaza Del Sol&#8217;s higher pricing (see my post on <a href="http://www.urbnlivn.com/2006/05/09/plaza-del-sol-pricing-seems-high/">the Plaza&#8217;s higher pricing</a>). This is great news for me having bought early at the Meritage, but bad if you&#8217;re still looking for a place on Capitol Hill.<br />
<P><br />
<b>Update:</b> Yes, I&#8217;ve confirmed that the price for unit 303 has increased $20,000 to $345,000. Though not all of the remaining 17 units have seen price increases. Also, HOA at Meritage is $0.36/square foot and buyers are going to be able to choose their finish packages in a few weeks. </p>

Unfortunately, I think the price is very high. I can&#8217;t find my Meritage price sheet, but the fifth floor, 736 square foot unit, with a view, that I bought was $345,000. Or, $470 a square foot. That feels like a much better deal than buying an older building, with small cramped floor plans.  </p>
