Sales are Rising in Fall; 50 Pending Last Week

Last week sales seem to have increased, with 50 sales across the board. Two units at the olive 8 went pending, and quite a few listings in the Ballard and Queen Anne neighborhoods. With housing beginning to see pricing more comparable to 2003 than we’ve seen in nearly a decade, I chose to showcase those pending in the mid to high range, with particular attention to one in the Denny Triangle neighborhood, which is sure to skyrocket even more so than it currently stands.

This 3 bed 2 bath duplex was listed in the Green Lake neighborhood, although it sits on a quiet street just shy of18 blocks away. The duplex was built in 2007, and features beautiful custom tiled baths and marble counter tops, as well as cherry cabinetry and flooring that brightens the lower level. There is a gas fireplace on the lower level, which really works considering the space isn’t quite large enough to turn into a TV entertainment area. The home has a full size laundry room, and small enclosed yard. I’d guess the flooring and yard might be used like new, considering the home has been pet and smoke free from previous tenants. What’s a 3 bedroom north of Green Lake going for these days? This one sold for the asking price, $345,000.

With Amazon’s Denny Triangle Project getting closer to approval everyday, we know housing in the area will be sparse; even more so than it is now. The ENSO project is a great example of what you can get in the area now; a 769 sf 1 bedroom condo just shy of $450,000. This 14th floor space in the LEED certified high-end building is equipped with beautiful bamboo flooring, a gas fireplace, and although the whole place is less than 800 sf, they fit in a walk in closet! This brand new 2012 built modern home in Ballard sold for 106.5% of the original asking price, and it’s no surprise here. Built by green designer Collz Inc. & designed by Pb Elemental, this is a powerhouse modern townhome, maybe even for Ballard. The custom floor plan really utilizes all 2,277 sf of space, allowing for expansive entertaining rooms, 3 bedrooms on the top floor, and 1 on the lower level. Love the wide plank oak flooring against the black finished staircase, and custom marble counter tops in the baths. There are of course brand new stainless steel appliances and designer finishes throughout, and an upstairs balcony from the bedroom. There is an abundance of natural light throughout the home, and a two car garage, which among all the other amenities would probably entice those making an offer to up the anty.
