Belltown Sales Are Up; 39 Total Sales Last Week

As we approach mid October sales will typically remains steady throughout the month and beginning of November, and take a  slight dive near the Holiday weeks that follow. Last week we saw 39 total sales across the board, with a notably higher number of sales in Belltown, especially those mid range 1-2 bedrooms units under $350k. There were also quite a few sales in the First Hill and Capitol Hill neighborhoods. This week I’ve showcased a Creative Loft in Belltown, a two bedroom Downtown unit for two private balconies, and a corner West Seattle Unit that’s got a sizable backside.

81 Vine Street # 306

The 81 Vine Project was built back in 1914, and renovated by Carolyn Geisse in 1999, who preserved and rejuvenated the historic factory building. This 637 sf “1 bedroom 1 bath” features preserved exposed brick interiors with 16′ high ceilings, and 10′ windows that provide an ample source of natural light. I quote the ” 1 bedroom” only because this is  a uniquely designed urban loft; there is no door to the 2nd floor bedroom, which I have a hard time claiming as such. This building has reclaimed hardwood flooring, bizzaza glass tiling, and Porcher fixtures in the bathroom. I’d imagine these units can be used as a live work/creative loft, and this one sold in a little shy of one month for $310,000.

This two bedroom two bath in the Cosmopolitan building features floor to ceiling windows, hardwood flooring, a fireplace for entertaining, and over $50k in upgrades. The slab granite kitchen counter tops compliment the black cabinetry and steel appliances, and with two private balconies its no wonder this baby went pending in 11 days. This unit comes with additional storage, and a secured parking space, and sold for $529,950.

7200 California Ave SW Unit A

At first glance, this West Seattle Townhome might appear to be an average corner unit, but once you’ve turned around and checked out it’s backside… baby got back. This 1,500 sf 3 bed, 3.5 bath has hardwood flooring and unique wooded cabinetry. The second floor has two bedrooms all with new carpeting, (one bedroom is on the lower level)  including the master with an attached bathroom and private deck overlooking the backyard. The backyard is completely fenced in with pavers for gardening, and custom tile work. This one sold for a little under the original asking price, $315,000.
