34 Sales Last Week; South Seattle on the Rise

With Halloween tomorrow evening, many trick-or-treaters are scoping out the neighborhoods, wondering who will be giving out the best candy. With newly built sales up in the South Seattle neighborhood, you might add Beacon Hill to Zillow‘s top neighborhoods of Seattle to trick or treat this year. Last week there were 34 sales in and around Seattle, with sales rising in the South Seattle neighborhoods like South Park and Beacon Hill, and sales steady in Capitol Hill and North Queen Anne. A 6th floor unit in Escala sold, as well as a 2 bed 2 bath in the Olive 8, and a Tom Kundig designed unit at the Millenium Tower. Alot of interesting sales to choose from this week, but I chose to focus on Modern digs around the Sound for under $450,000.

6536 42nd Ave SW Unit B

This 3 bed 2.5 bath Modern townhome in the Gatewood neighborhood went pending last week for $429,000.  It is a built green 4 star home with energy efficient radiant floor heating, extra insulation and all stainless steel appliances in the cute kitchen, with ample counter space. The java colored cabinetry and wooded flooring throughout is a nice touch, as well as the custom soft close drawers and cabinet doors. The countertops are built custom, and are in-sync with the cast iron railings on the staircase. The built in fireplace in the living room is perfect for entertaining in the spacious room, and I like all of the natural light throughout. The bedrooms all appear to be comfortably sized, and have roomy closets, (although the funky build-outs might make the rooms appear larger than they actually are). Love the custom pavers on the patio, and overall I think this is a great 2012 built unit. I believe the other 3 units in this building are still on market if anyone is interested in a showing.

304 Valley St Unit A

At first glance, the photos of this 3 bed, 1.5 bath townhome in Queen Anne made it appear to be sheltered in a secret garden, but after a bit of investigation, its not too far from the Key Arena. The first level has warm hardwood flooring, a built in fireplace, and a cute kitchen with speckled granite countertops and stainless steel appliances. Its a bit small for a 3 bedroom, but the roomy master bedroom probably makes up for it. There is a 2nd bedroom on the upper level and a double sized bath, and the 3rd bedroom is on the lower level. it also has a 1 car garage, and small paved patio out front.

545 S Sullivan Street Unit A

There are 7 brand new units in the Modern TNHM South Park complex, and this 2 bed, 2.25 bath is a perfect example of  2012 modern digs around town for under $250k. They could be perfect for work/live spaces, with exposed finished concrete on the first floor, open living and dining room quarters, and 20 ft high ceilings. Love the custom tiling in the kitchen, but the plexiglass cabinets look a little out of place. Floor to ceiling windows on the upper floor, (and garage-esk door on the main level, access from the patio). All of the units here have a hydronic heat system, private parking off of the alleyway, a built in security system, and abundance of natural light, no HOA dues on these babies. This one went for $233,000 in just over a month on the market.
