Capitol Hill and Downtown Sales Remain Steady; 36 Sales Last Week

Sales continued to remain steady in the downtown and Capitol Hill neighborhoods last week, and we saw a slight increase in units pending in West Seattle and Wallingford.  Another 1 bedroom sold at the Olive 8, (on the 32nd floor), a 2 bedroom at Hillclimb Court in Belltown, and a 1,723 sf view home at 1521 2nd Avenue. That last one went for just over $1.5 Mil, after two months on the market. The featured listings this week have the perfect living quarters for new homeowners to sit and bite their finger nails, as they watch the elections unfold tonight.

This 2 bed 1.75 bath unit in the upscale LEED certified 1521 2nd Ave complex sold last week for $1,510,000, around 89% of the original asking price. This unit features an expansive media room, floor to ceiling windows overlooking Elliot Bay and Pike Place Market, and the Olympic Mountains on a clear day. The kitchen seems standard, but I do enjoy the hardwood cabinets and flooring; it also comes with Subzero and Miele appliances. There is a built in fireplace in the entertainment area, and a soaking tub in the main bath, with enough storage to stock up on a Costco surplus of toiletries. If you do the math right, the price/sf on this baby comes out to $876.38. Amenities for the building include optional access to a personal wine locker, private yoga & fitness center, and 24 hour concierge. For a $1.5 Mil listing, you’d think the agent could afford to have some decent photos taken, as the ones listed on the mls are quite blurry.

We blogged about this 2 bed 2 bath in the award winning Urban Canyon back in September, and the ultimate Green townhome was spookily purchased last week on Halloween. The project has been featured in Pacific NW Magazine twice, with features including Photovoltaic solar panels, solar hot water, water recapture, and built with reclaimed materials. It was originally listed for $609k, and sold for $615k after 6 weeks on the market. The unit has custom high end finishes, a large view deck, 50 year roof, and a p-patch, with a fully fenced yard.

This newly completed 3 bed 2.25 bath townhome in Fremont closed last week for $498,000, after two months on the market. The modern “row” home features steel railings, custom tile work, and a mixture of concrete and hardwood flooring.  The kitchen has quartz counter tops and stainless steel appliances, which contrast really well with the deep mocha cabinetry. Plenty of natural light in this one, and high ceilings, with a pretty sizable fenced yard. One of the bedrooms pictured seems pretty tiny, but that could be due to the awkward bed placement. No HOA dues on these units!
