Happy Turkey Week; 35 Sales Last Week

Last week we saw an upward climb with sales in West Seattle and the Central Area, and a steady number of homes sold in Capitol Hill and Downtown neighborhoods, just in time to give buyers something to celebrate around the Thanksgiving table with  family and friends. Two units sold at 910 Lenora, a two bedroom and a 1 bedroom in Escala, and other interesting sales of note like the one on Cap Hill’s 25 on the Park, and a unit at Magnolia’s Lucky Seven Project. This week I’ve chosen to showcase a 1 bedroom in Belltown, a Madrona townhouse, and a Contemporary unit in West Seattle.

3028 Western Ave #107

This 1 bed 1 bath in Belltown at the Alexandria complex on Western sold last week after a month and a half on the market for $282,500. It looks like there may have been some bidding wears on the unit, as it went for 108.67% of the asking price. The building sits across the street from the sculpture park, and the view from the roof top deck overlooks the park and out onto the Puget Sound. The building was built back in 1991, but has since been remodeled with new hardwood flooring, and features include granite counter tops, custom travertine tiles in the kitchen and bath and stainless steel appliances. I like the french doors in the kitchen that open to the private deck and large windows in the living room might create the illusion that the living quarters are larger than they actually are. Bedroom has a walk in closet that is very reasonably sized for a 775 sf condo.

The 2,330 sf 3 bed, 3 bath view townhome in Madrona went pending after 6 days on the market, and is fairly close to Madrona Playground and Madrona Village. The entertaining area and kitchen are very expansive, and there is definitely enough counter space to prepare any and all of the Thanksgiving fixings without bumping into each other in the kitchen. Fireplace in the living room, love the hardwoods, and custom built ins, like the wine rack in the kitchen. Two of the bedrooms are pretty roomy and both have private decks with attached baths. The other bedroom on the ground floor is quite small; likely given the the least favorite child. It does have it’s own entrance into the house via sliding glass door to the  fenced in backyard. This unit also has an attached 1 car garage.

6508 34th Ave SW Unit B

The two front units at this newly built West Seattle project have been sold, and now this 3 bed, 2.25 bath sold last week for $285,000. There are no homeowner dues at this complex, and the interior is just as bright an interesting as the neon green exterior. Love the hardwood flooring and accent wall in the living room with a fireplace, and although the wood ladder-like staircase are aesthetically pleasing and intriguing, I’m not sure I’d want it in my home, I’d likely trip or drop something along the open side, making it hazardous for everyone around. Nice custom tiling in the kitchen and baths, and trendy patterned closet and bedroom doors. The two upstairs bedrooms are roomy with 1 bath attached, and a smaller guest room/office downstairs. There is also a 1 car garage and fenced in yard with this unit.
