Holiday Weekend Predictably Slowed Sales

Last week as expected, the holiday weekend took a tole on sales, with only 18 total sales around town. Two 1 bed 1 bath units sold at the Olive 8, and 1 unit at Escala. A top floor unit at the Trio in Belltown sold, as well as a few units in the Fremont and West Seattle neighborhoods. Even with slim pickins last week, the featured listings are noteworthy, including a Southern facing unit in Greenlake, a Trace North loft in Capitol Hill, and a Continental Place unit in Belltown.

This 1,360 sf 3 bed 3 bath home in the North Greenlake area sold last week for $285,000. The South facing unit has great views of the neighborhood and beyond, with a large living room area equipped with a sizable fireplace for entertaining. The living room has a private deck, lots of natural light, and space for a dining area. The kitchen has slab granite counter tops, a breakfast bar and stainless steel appliances. The upstairs features nice vaulted ceilings, 2 large walk-in closets in two of the bedrooms, and city views from the Master. This unit comes with a fully fenced in patio, and radiant heating system, as well as an over-sized garage for storage, and sold in just a little over a month and a half on the market.

I’ve always been curious about the Trace North addition to Trace Lofts in the historic merchantine warehouse building in Capitol Hill, but haven’t been able to tour yet. There are currently only two units left at Trace after this 726 1 bed 1 bath sold last week, for $350,000. This light filled unit has lots of storage, and a large walk-in closet, which is unique considering the style of the open bedroom is considerably tight quarters. The listing says there has been $40k in upgrades in custom build-out by Kerf Design, but nothing in this particular unit screams updated to me. The building comes with parking and extra storage space for tenants.

This 8th floor 1 bed 1 bath unit in Continental Place sold for 101% of the asking price last week at $455,000. The NW corner unit features wrap around walls of windows and wrap around deck creates an unobscured view of the Puget Sound, and Seattle city skyline. The building features designer finishes and high end materials, birch cabinetry in the kitchen and marble counter tops. The open floor plan makes the space appear even larger than its 842 sf. Is it me, or did the broker stage a patio setup in the garage? I love the open design, and the building includes upscale downtown living amenities with gym access, and a swimming pool.
