Queen Anne and Downtown Lead Sales; 27 Units Sold Last Week

By December 10, 2012

Belltown, One Pacific Tower, Queen Anne

With the holidays and the end of the year sneaking up on us, sales have gradually slowed these last two months, and last week was no different. Two units sold in the Olive 8, as well as one in Escala, and the Queen Anne and Downtown neighborhoods dominated the majority of sales. The median price range for sales last week was around $307k, with only two listings about the $500k mark. This week there were a handful of interesting sales, but among the best include a bright 2 bedroom in Queen Anne, a One Pacific Tower unit with waterfront views, and a quirky Queen Anne townhouse equipped with personal sauna!

3003 14th Ave W #204

This 2 bed 1.5 bath townhouse was originally designed by Roger Newell, and features it’s own private fancy entry. The 1,080 sf space at Queen Anne’s Courtyard Condominiums has mostly western facing rooms that allow for an abundance of light from practically everywhere in the unit, and has two large decks, one of which has a nice sizable patio for entertaining. The best room in the house is definitely the top floor end bedroom, with large open windows on three sides, and a private patio perfect for judging if it’s two crowded to hit some balls at Interbay. The unit has brand new wood flooring throughout, and comes with two garage parking spaces. The listing agent boasts that these units are rarely on the market, and it’s easy to see why.

2001 1st Ave #902

This 1 bed 2 bath unit in One Pacific Tower on the 9th floor sold last week for $415,000. Looks like this one went pending within the same day it was listed, as it was listed under it’s tax assessed value for a quick sale, not to be confused as a short sale. It features mountain, sound, and city views, with waterfront views from every room in the house, (except the pastel pink bathroom). I enjoy the nicely finished hardwood flooring, and stone marble counter tops, but boy that bathroom seems outdated, a clear reflection of popular design in 94, when One Tower was built . LOVE that giant soaking tub though. This one bedroom also has a den perfect for a tv room, and a roomy patio.

314 W Armour St

This quirky 3 bed 1.5 townhouse in Queen Anne appears larger from the outside than it’s actual 1,220 sf size. Once inside where the size matter, it’s quite apparent. But cute! This unit is spread out over 4 floors, (with just 7 steps total between all of the levels) with a very European flavor, and pint-size living. Originally built in 1978, this home has been updated with modern appliances, and the first floor features the only bedroom that might actually fit a queen bed, laundry facilities and personal Finnish sauna; which will certainly feel nice after the new tenants finish their winter move in! Second level has two bedrooms, (one with a built in sleeping loft space and the other built in bunk beds) and 3/4 bath, and the 3rd floor has the kitchen and dining area. Hardwood flooring throughout, this home almost takes on the tree house affect, or cabin in the woods, with all of the surrounding greenery. With a fully fenced yard with a carport and flagstone courtyard, this unit went pending after less than a week from the list date.
